Responsibilities of a Buyer’s Agent:

The main goal of a buyer’s agent is to protect the buyer’s interests and ensure they make an informed decision throughout the process.

  2. Showings and Inspections: Once potential properties are identified, buyer’s agents coordinate property showings and accompany buyers to view the properties. They may also recommend and arrange professional inspections to assess the condition of the property.
  3. Negotiations: Buyer’s agents are skilled negotiators who advocate for the buyer’s best interests. They help buyers craft compelling offers, negotiate purchase price and terms, and navigate counteroffers from sellers.
  4. Contract Review: Buyer’s agents review the purchase contract in detail, ensuring that all terms and conditions are accurately reflected and protecting the buyer’s interests. They may work in conjunction with real estate attorneys or conveyancers to ensure a smooth transaction.

Selling Agent: On the other hand, a real estate agent, also known as a listing agent or seller’s agent, represents the interests of the property seller. They work to market and sell properties on behalf of the sellers, aiming to secure the best deal for their clients. Real estate agents typically list properties for sale, market them to potential buyers, and facilitate negotiations with interested parties.

Responsibilities of a Selling Agent:

  1. Property Listing: Real estate agents work closely with property sellers to list their properties on the market. They gather necessary information, take photographs, create listings, and market the properties through various channels.
  2. Marketing and Advertising: Real estate agents employ various marketing strategies to attract potential buyers. They may use online platforms, traditional advertising methods, and their professional network to promote the properties they represent.
  3. Buyer Representation (Dual Agency): In some cases, a real estate agent may represent both the seller and the buyer in a transaction. This is known as dual agency. However, it’s important to note that dual agency may present conflicts of interest, and it is regulated differently in various regions.
  4. Negotiations and Closing: Real estate agents handle negotiations between buyers and sellers, aiming to secure the best possible terms for their clients. They guide the parties through the closing process and assist in finalizing the sale.

Understanding the distinction between a buyer’s agent and a selling agent is crucial when navigating the property market. While a buyer’s agent focuses on representing the buyer’s interests and helping them find and purchase a suitable property, a selling agent agent primarily works on behalf of sellers, marketing and selling their properties.
